Typically, our analysis focuses on pre-tax and after-tax net present-value cash flows, as well as the earnings impacts of various scenarios under GAAP.

Development Consulting
We assist in bringing complex, mixed-use developments to market using best-in-class process methodology. We advise corporate and institutional property owners on ways to leverage under-utilized property, undeveloped land, brownfields, handle entitlement issues, and offer strategies for redevelopment opportunities. Working collaboratively with Cushman & Wakefield market research and brokerage experts, our development consultants conduct thorough property due diligence and market analysis to uncover and identify value maximization strategies. We utilize proprietary financial models to measure the cash flow and residual values of various development scenarios to identify the optimal solution.

Portfolio Consulting
We help occupiers maximize their real estate and align it to their business through the following services:

Portfolio Diagnostic Analysis – Real estate holdings are analyzed using statistical methodologies to uncover imbedded correlations and significant variances. This allows our clients to proactively identify opportunities, such as conducting realistic cost modeling, to maximize the value of their real estate portfolio.

Consolidation – We uncover realistic consolidation opportunities by analyzing market alternatives in support of our clients' vision. Our process includes establishing a baseline cost for all impacted facilities, identifying logical scenarios, assessing the financial impact of each alternative, and a multivariate sensitivity analysis.
