We view our role in the sale of land a bit differently than most brokers. The industry practice has historically been to simply list the property, offer it to both users and developers and let the offers fall where they will. Our experience has found that it is more effective to conduct significant due diligence in the front end of a land sale to determine both the sites attributes and its limitations, and then position the marketing of the land in such a way to maximize its benefits while addressing (but minimizing), its limitations. To accomplish this we often think like a developer would, which is simply another benefit of Lee’s past construction experience. We not only look at what type of building can be constructed, but also its layout, its use, its circulation around the building, its adaptability to future uses and how best to maximize the lands value while addressing the many limitations placed on it in Florida, including local zoning, state land use, wetlands mitigation and environmental mitigations.
